How and when do I pay my HOA fees?

 

The annual dues become payable January 1st of each year.  You have until the end of January to pay the dues before they are considered late.  There is a one-time $25 late fee charged if paid after January.  Delinquent accounts also accrue monthly interest charges to their ledger.  There are multiple ways to pay your dues: Mail in a check to CPM, drop off a check at CPM’s office, setup autopay through CPM, make a payment on-line through CPM’s website or setup autopay directly through your bank.

Hampton $110 annually (January)

What is the deal with the swamp area in the back of the neighborhood?

​

This is a big project. Before the homes were built in Candlewood, the documents stated that Candlewood HOA would be responsible for maintaining the ponds. However, many "streams" from outside our neighborhood flow into the ponds. The area would cost over $130,000 to clean up and restore to the standards the city would want. The issue is that the ponds were never in control for us to maintain and the HOA does not have that amount of money to clean up the ponds. We would need the City of Medford to help. Now the ponds were tamed, Candlewood HOA is responsible to maintain.

Is there a plan to have another egress point in the neighborhood?

 

Talks with the city are happening to create another entry / exit point in the neighborhood. They understand the concern of only having two egress points that lead to the same street. 

​

One idea is to have a walking path that would lead to the Walkabout Brewing. At least this would create a path leading out into the back of the neighborhood.

Another idea is to utilize the fields to the west of the neighborhood. The back corner of the neighborhood could lead out to the dirt road.

What is the status update with stop signs on all the street corners?

​

Many have voiced concern about the confusion of right-of-way at each of the intersections in our neighborhood. Talks with the city are happening to potentially install stop signs at every intersection.

Will there be traffic lights at the intersection of Cheshire and Rossanley? 

​

The intersection at Rossanley and Cheshire will be a mini roundabout and not a light intersection. In the middle of the roundabout, there will be a cement dome that will raise a few inches off the ground. There will be no landscape in the middle of the intersection.

Is the Grass Area only for the Candlewood HOA?

​

No. Both Hampton and Candlewood residents may use the Grass Area.

Why are the HOA fees different between the two HOAs?

​

The two associations have different lot counts and different maintenance responsibilities/expenses. 

​

Who is responsible for maintaining the grass on either side of the sidewalk in front of the detention pond? I would assume our HOA fees cover the expense of maintaining it?

 

The grass is cut as needed by Candlewood HOA lawn maintenance company. We are in the process of switching services and it should be addressed in the near future.

Can I remove trees from my yard and how many trees do I need for my home?

 

Hampton does not have an Architectural Control Committee (it only existed when new homes were being built).  So residents can remove trees from their yard without needing HOA permission.  The only tree requirement is there be one tree in the frontage (two trees if a corner lot).  They should check with the City as far as what type of trees are acceptable to plant.
